A Sarasota condominium called us after water started seeping into the parking garage below the building. The source was a cracked kitchen stack. Once our plumbers opened the walls, they found the pipe was broken across three separate floors. Three of our plumbers replaced the stack in less than eight hours, and the customer was extremely happy with the result.

The Problem: Water in the Parking Garage
In a condominium, the first sign of a drain problem does not always show up inside a unit. Here, the warning sign was water seeping into the parking garage below the building. Water in a garage can come from several places, so the first job was finding the true source. Our plumbers traced it back to the kitchen stack.
What is a kitchen stack?
A kitchen stack is the large vertical drain pipe that carries wastewater from the kitchen sinks, dishwashers, and disposals in units stacked above one another. In a multi-story building, each kitchen drain ties into the stack, and the stack carries that water down through the building to the main drain. Because it serves several floors at once, a crack in the stack can let water escape every time a resident upstairs uses the kitchen.
What We Found
Once the stack was exposed, the damage was more extensive than a single crack. The pipe was broken across three separate floors. That finding shaped every decision that followed, because a problem that spans three floors cannot be solved by working on just one spot.
Why We Replaced the Stack Instead of Repairing It
On a pipe this large, there is no good way to make a lasting repair. With breaks on three separate floors, patching one section would still leave damaged pipe above and below it. The only reasonable option was to replace the stack.
Replacement also gives the building a clean starting point. Instead of a pipe with damage on multiple floors, the condominium now has a new stack built from new pipe, fittings, and couplings.
How the Replacement Came Together
Our team responded within a week of getting the job. The crew gathered the materials quickly and headed out to complete the stack replacement. The new stack was built with foam core PVC pipe, along with the pipe fittings and couplings needed to tie it into the existing drain system.
Three plumbers completed the job in less than eight hours. For a condominium, finishing in a single workday matters. It keeps disruption for residents to a minimum and gets kitchens back in normal use quickly.
The Outcome
The leak into the parking garage was resolved with a full stack replacement, and the customer was extremely happy with how quickly and smoothly the work was done. They plan to send more work our way from the condominium, which is the kind of result we aim for on every job.
What Property Managers Can Watch For
Drain stacks are hidden inside walls, so problems are usually noticed from the outside first. If you manage a condominium or other multi-story building, it is worth calling a plumber when you see:
- Water dripping or staining on a parking garage ceiling or lower level
- Water stains on walls that line up with kitchens on the floors above
- Kitchen drains backing up or running slowly in more than one unit on the same stack
- Sewer odors near walls where the stack runs
Our commercial plumbing team works with condominiums, restaurants, and other commercial properties across Sarasota and the surrounding area. You can also read about our drain and sewer services for help with backups and slow drains.
