Catch an intermittent Peninsula leak while the stain is still wet. A drip that only appears after a long shower, after the dishwasher, or after a hot afternoon is easy to dismiss. Write the clock, the fixture, and the spot
Note the time, what was running, and where you saw water. A drip under a sink after the dishwasher is a different map than a warm floor after nobody used water, or a ceiling stain after the upstairs shower. Photograph the wet area in context, then photograph it again after it dries so we can see the outline.

Do not wipe the only evidence and then wait a month
Dry the area after you photograph it so you can see whether it returns. Mark the high-water line with tape if it is a pan or a closet floor. If you wait until everything is bone dry, we will still inspect, but we will spend the first visit recreating a condition you already had.

Intermittent is still a pattern
Two or three dated photos beat a memory that it happens sometimes. If the drip only follows the water heater cycle, look at the T&P discharge and the pan. Heater replacement in a tight closet is a related but separate job: space around the tank.
If several drains gurgle at the same time, that is not a supply leak. Keep drain patterns on drains and sewer and recurring drain clogs. Water quality complaints without a wet spot are another ticket under water quality.
What to send before we arrive
